Why one agent
Most teams hand you to someone new after the listing appointment. I don’t.
From the first walk-through to the day the keys change hands, you deal with me. Jules, my assistant, keeps the calendar and the paperwork moving. Every price conversation, every showing note and every negotiation is mine.
That is why I cap my year at about sixty homes. It leaves room to answer the phone on a Saturday, to sit at your table when the offers come in, and to tell you when waiting a month would earn you more.

The week your home sells
Seven days, planned to the hour.
This is a typical week when the home is priced right. Not every listing follows it and nobody can promise a buyer by Sunday, but it is the rhythm I plan toward, and you see it on paper before we start.
-
MonDay 1

Prep
The stager arrives at nine and the touch-up painter by noon. We walk every room together and decide what goes into the garage for the week.
-
TueDay 2

Photos
Twilight photos, a measured floor plan and a short walk-through film, shot at blue hour when Boise houses look their warmest.
-
WedDay 3
Preview
The agents I trust get a first look.
-
ThuDay 4

Live
The listing goes live at 10 am, early enough for weekend planners, with the photos, the film and the floor plan all in place.
-
FriDay 5
Showings
Two windows a day, your feedback by evening.
-
SatDay 6

Open house
Two hours, one host (me), and a sign-in sheet I actually follow up on. You go out for a long lunch.
-
SunDay 7

Offers
When interest is there, offers come in by Sunday evening. We read every one at your table, terms first, then price.
A typical week when the home is priced right. Timing changes with the house and the market; this is a plan, not a promise of a sale.
Recently sold
Sold, not just listed.
Six recent sales from across my four areas. The line shows where each one closed against its list price, with the full asking price marked.
Illustrative sales for a fictional agent. Days on market and sold-to-list figures are examples, not results.
What would yours sell for?
Buying
Find the street first, then the house.
Before we tour a single listing, we drive the neighborhoods at the hours you would actually live in them: the school run, the evening walk, the Saturday market. Most buyers change their list after that drive, and they are glad they did.
When the right house shows up, you hear about it from me the same day, with recent sales on that street and a clear view of what a strong offer looks like.
- A written search plan with a real budget range
- Showings the day a home lists, when you can make it

Client words
What sellers and buyers tell their friends.
We listed on a Thursday and were reading offers at our own kitchen table on Sunday night. Mara told us how the week would go before it started, and it went that way.
We lost two houses before we found ours. Mara never once pushed us past the number we had told her we could afford, and she was right about the third one.
