A mixed-use frame that gives the corner back to the street, wrapped in a red-panel civic face that reads clearly from three blocks away.

Density that still feels generous.
Nulla porttitor accumsan tincidunt. Vivamus magna justo, lacinia eget consectetur sed, convallis at tellus. The client wanted ninety homes above active ground-floor retail without the block feeling walled off, so we broke the mass into three panelled volumes.
