A historic Charleston single house with a two-story side piazza and white columns, a wrought iron gate and a brick sidewalk under live oaks at golden hour

A boutique Charleston brokerage, since 2004

Buy the street,not justthe house.

Six local agents for buyers and sellers from South of Broad to James Island. We walk the block, read the flood maps and price from the last sales on your street, then put it all in writing.

The brokerage

Small on purpose, local by habit.

We are six agents in one office on Thornbury Row, and we only take on as many clients as we can walk the streets with.

Most of our buyers come to us after a month of scrolling listings that look perfect online and turn out to back onto a highway, sit under a flight path or flood twice a year. We start the other way round: which streets fit your days, then which houses on them.

Most of our sellers come to us with three online estimates that disagree. We price from the last sales on your block and the house in front of us, and we write the reasoning down, so you can argue with it before anything goes live.

Neighborhoods

Five neighborhoods, walked on foot.

Every agent here has a home turf. These are the five we are asked about most, with the numbers we would tell a friend.

South of Broad. Stucco, shutters and gas lamps.

The oldest blocks on the peninsula: single houses and double houses on narrow lots, most under a historic review board that has opinions about your windows.

Selling

Sell with a plan you can read.

Most sellers we meet have had three online estimates and no explanation. Ours comes on paper, from someone who has stood in your kitchen and walked your street.

  1. i

    A walk-through, not a guess

Your agent walks the house and the block, then pulls the last sales on your street, not the zip code.

  2. ii

    A written price range

Two pages: what sold nearby, what it means for your house, and the range we would list at, with our reasons.

  3. iii

    A short prep list

Only the fixes buyers here actually pay for, with local trades we have used and what each one costs.

  4. iv

    Launch, offers, closing

Photos, showings and feedback the same day. Every offer laid side by side, terms included, through to the closing attorney.

Agents

Six agents, one shared file.

You work with one agent from first call to closing table. Behind them, the other five read your file every Monday, so a question about a dock or a review board never waits.

Client words

What clients said after the keys.

Grace told us which of the three houses would flood and which only looked like it might. We bought the one with the boring yard and the dry crawlspace, and we sleep fine.

Priya and Sam O.Bought on James Island

Julia's prep list had five things on it, not fifty. We did four, skipped the one she said buyers here do not care about, and had two offers the first weekend.

Honest math

List with us, or go it alone?

Some sellers do fine without an agent, and we will say so if you are one of them. Here is what changes, line by line.

With Thornbury RowOn your own
PricingA written range from the last sales on your street, after a walk-throughOnline estimates, which can miss a new kitchen or a flood zone line
PreparationA short prep list with local trades we have used, and their costsYou decide what matters and find the trades yourself
Photos and listingPhotographs, floor plan and a listing written by the agent who walked itYou arrange the photos and write the listing
ShowingsBooked, attended and followed up, with feedback the same dayYou take the calls and open the door
OffersEvery offer side by side, with terms and contingencies, not just priceYou compare offers and negotiate directly
To closingInspection, appraisal, repairs and the closing attorney coordinated for youYou coordinate with the buyer's side and the attorney
CostA commission agreed in writing before we start, and open to discussionNo listing commission; you may still pay a buyer's agent
