Ottawa Hills kitchen rebuild

A 1926 kitchen carved into three small rooms became one working space. We pulled a bearing wall with a flush beam, moved the range to the exterior wall for a straight duct run, and built a banquette into the window bay. The new oak floor was woven into the original, so the seam is hard to find, and the old pantry door was saved and re-hung.

They found rot under the old sink wall on day three, priced the repair that same afternoon, and still handed the kitchen back on the date we were given at signing.

Bluestone path and cedar deck

The back yard drained toward the foundation and the old deck sat two steps too high. We regraded, set a dry-laid bluestone path with a cut stone edge, and rebuilt the deck in cedar with wide steps that meet the lawn. A gas line went in for the fire bowl while the trench was already open, and the downspouts now run to daylight past the beds.

Three different crews came through and every one of them cleaned up before leaving. The path has been through two Michigan winters now and has not moved.

Primary bath renovation

A cramped bath with a corner tub gave up its closet for a proper shower. We moved a drain, framed a curbless entry, and ran large format tile to a hidden linear drain. The oak vanity was milled to the full wall length, so the room reads calm instead of crowded, and the niche is lit from above.

Two story rear addition

A narrow 1940s house gained a family room below and a bedroom above without losing the yard. We matched the roof pitch and siding reveal, carried the existing ceiling line through the opening, and set the new footings clear of a maple we were asked to save.

Lower level rebuild

Water came in at two corners every spring, so drainage and a new sump came before a single stud. We kept the ceiling as high as the ductwork allowed, framed shallow soffits only where they were needed, and finished the slab rather than building a floor over it.
