Deals that close on time

Real estate transactions run on other people’s deadlines: the lender, the seller, the title company and the moving truck. Our real estate and leasing practice keeps the legal side ahead of that calendar so closing day is quiet. We represent buyers, sellers, landlords and tenants across Cook, DuPage and the surrounding counties.

On purchases and sales, we review the contract during attorney review, negotiate inspection issues, clear title objections and prepare the closing documents. On commercial leases, we read the whole lease, not just the rent, and explain who pays for repairs, taxes and insurance, what happens at renewal and how you can get out if the business changes.

Many of our clients own a handful of buildings and need a steady hand rather than a large department. We keep their leases, estoppels and rent rolls in order, handle routine tenant issues and step in when a lease ends badly. For tenants, we often negotiate improvement allowances and exit rights that make a longer lease safer to sign.

Title questions are a quiet specialty. Old easements, unreleased mortgages and boundary disputes can stall a sale for months. We find them early, explain them in plain language and fix what can be fixed before the buyer’s lender asks.

Residential closings are quoted as a flat fee. Commercial work is billed hourly with a written estimate before we start.

A quiet closing is the whole point of the work before it.
