Houses rarely fail all at once. They wear down one clogged gutter, cracked bead of caulk and dirty filter at a time, and the repair bill arrives later. Our seasonal upkeep visits handle the small maintenance tasks that keep bigger problems from starting.
Each visit follows a checklist tuned to the season, from spring gutter flushes to pre-winter weatherstripping. You get a short written report with photos of anything that needs attention, so you can plan repairs on your schedule instead of in an emergency.
Homes in the Triangle take a beating from spring pollen, summer storms and the occasional hard freeze in January. A little attention at the right time of year keeps water moving away from the foundation, stops drafts that push up energy bills and catches worn parts while they are still cheap to replace.
Unlock gates and move cars out of the driveway so we can set ladders safely along the gutters. Leave a spare HVAC filter out if you buy a specific size, or send us the dimensions and we will bring one. Point out anything that worries you, like a ceiling stain, a soft deck board or a drafty window, and we will add it to the report. Visits run in most weather, but gutter work is rescheduled during storms or high wind for safety.
Book a one-time visit or set up spring and fall visits so the checklist runs itself.
Your technician works through the seasonal list and notes anything outside the scope of the visit.
Loose screws, failed caulk and worn weatherstripping are handled on the spot within the visit time.
You receive photos and notes on anything worth watching, with a quote if a larger repair makes sense.
Maintenance is the cheapest repair there is. Here is how we make it easy to keep up with.
Spring and fall lists built around the Carolina climate, from pollen-clogged gutters to freeze prep.
See the roofline, vents and caulk lines without climbing a ladder yourself.
Upkeep plan homes get priority booking when something breaks between visits.
Seasonal visits run $189 to $289 depending on house size and gutter height. A two-visit annual plan saves about 10 percent and includes priority scheduling for repairs.
Compare visit plansTwice a year for most homes in the Triangle: late spring after the pollen and seed drop, and late fall after the leaves. Homes under heavy tree cover may need a third visit.
We clean gutters from ladders and do not walk steep or wet roofs. Anything that needs roof access, such as shingle repair, is referred to a roofing contractor.
Photos and short notes on gutters, caulk lines, weatherstripping, vents, detectors and any item that looked worn, with a suggested priority for each.
Yes. Send your list ahead of time and we will fit what we can into the visit, then quote anything that needs its own appointment.
No long contract. The plan renews each year, and you can cancel before the next scheduled visit without a fee.
An afternoon of upkeep now saves a weekend of repairs later. Book your seasonal visit and let us work through the list.
