Buying here moves quickly when the right home appears, and the buyers who do best are the ones who prepared before it did. Our first meeting is a thirty minute conversation about budget, timing, the areas you are curious about and the things you will not compromise on. From there we set up a saved search, introduce two or three local lenders and agree on how you want to hear about new listings.

On every showing we look past the staging. We point out the age of the roof and the HVAC, the slope of the lot, signs of past water and the questions worth asking the listing agent. After each tour you get short written notes and the recent sales nearby, so you can compare homes on facts rather than on the best photo.

When it is time to write an offer, we explain each term in plain language: the price, the due diligence fee, the earnest money, the closing date and any contingencies. The strongest offer is not always the highest one, and we help you build terms a seller will take seriously without paying more than the home is worth.

Before you get attached to a home, we request the flood zone designation, any elevation certificate and the insurance claim history, and we suggest an insurance quote. Two homes a few blocks apart can carry very different yearly costs, and that difference belongs in your budget before you make an offer.

South Carolina uses a due diligence period rather than a long list of contingencies. You pay a negotiated fee for the right to inspect, appraise and walk away within a set window. That window goes quickly, so we schedule inspectors the day the contract is signed, attend the inspection with you and walk through the report the same day.

Older homes and homes in historic districts add their own homework. We look up past approvals, ask about the wiring, plumbing and roof, and bring in specialists when the age of the house calls for it. Newer homes get the same attention to drainage, builder warranties and HOA rules, which can limit fences, rentals and parking.

Through it all, one agent tracks every date between contract and closing, from the appraisal to the final walkthrough, and an attorney conducts the closing itself. You will know what is happening each week, and you will never have to chase anyone for an update.
