Rentals here can work well, but the local rules and costs are easy to underestimate. These are the four that change the numbers most often.

Short-term rental rules vary from town to town and change often. A property that allows nightly rentals in one jurisdiction may require a permit, a minimum stay or an owner on site a few miles away, and some HOAs prohibit them entirely. We confirm the current rules for each property before you make an offer, rather than relying on how things worked last year.

Property taxes are another surprise for newcomers. In South Carolina, a home that is not your primary residence is assessed at a higher ratio than an owner-occupied one, which can raise the yearly tax bill substantially. Our projections use the correct rate from the start, so the cash flow you see is not inflated by the wrong assumption.

Insurance and reserves deserve their own attention. Wind and flood coverage near the coast can be significant, and older homes may need a larger cushion for roofs and HVAC systems.
