Start with a short call so we can learn your budget range, timing and the areas you are curious about. We then set up a saved search, book showings around your schedule and send notes after each visit so you can compare homes side by side.

You can tour first, but sellers here usually expect a pre-approval letter with any offer. We can introduce two or three local lenders so you can compare rates and closing costs before you need the letter.

Usually only the items an inspector would flag or a buyer would notice in the first minute: leaks, broken fixtures, peeling paint and overgrown beds. We walk the home with you and give a written list ranked by cost and likely payoff.

Yes. We group showings by area so you can see four to six homes in a few hours, and we share a printed sheet for each one so the details do not blur together.

Our commission is agreed in writing before we list and covers photography, marketing, showings and negotiation. Typical seller closing costs in South Carolina also include the deed recording fee and attorney fees, which we estimate for you up front.
