Walking into a model home is exciting, and the sales consultant inside is usually helpful and well informed. They also work for the builder. When you sign, you are agreeing to a contract written by the builder’s attorneys, with terms on delays, changes, deposits and warranties that rarely lean your way. Having your own agent changes who is reading the fine print.

We start before you choose a community. We compare base prices, lot premiums, included features and HOA dues across builders, and we look at how earlier phases have resold. A home that costs a little more today can hold its value better if the builder’s past homes have aged well and the community has settled in as promised.

Once you choose, we stay involved through the whole build. We review the contract with you, help rank the option sheet, attend inspections before drywall and before closing, and keep a punch list until every item on it is finished. You will always know where the house stands and what the next milestone is.

Finished inventory homes deserve a look too. A builder with a completed house to sell may offer closing cost help or included upgrades that a to-be-built home would never get, and you can inspect exactly what you are buying. Before you sign

Where New Home Buyers Overspend, and How to Avoid It

Most new home buyers do well, but the same few mistakes come up again and again. These are the ones we help clients avoid.

Upgrades are the first place. Option sheets are designed to be appealing, and it is easy to spend tens of thousands on finishes that are cheap to change later. We help you put money into the items that are hard or costly to add after closing, such as extra outlets, structural changes, windows and flooring, and leave paint and light fixtures for later.

Delays are the second. Most builder contracts limit what the builder owes you if construction runs late, which can leave you paying rent or carrying an old mortgage longer than planned. We explain those clauses before you sign and help you plan the sale of your current home or your lease around realistic dates.

Inspections are the third. A brand new house can still have missing insulation, loose connections or drainage problems, and once the walls are closed some issues are hard to see. Independent inspections before drywall and before closing regularly find items worth fixing while the builder’s crews are still on site.

Finally, we compare lender offers. Builders often offer incentives for using their preferred lender, and sometimes those incentives are worth it. Sometimes they are not. We put both offers side by side so you can see the real difference in rate, fees and cash to close.

The best time to bring us in is before your first visit to a sales office, because many builders ask you to register your agent on that visit. If you have already toured, call anyway, and we will tell you plainly where we can still help. Even after a contract is signed, an independent set of eyes on the inspections and the punch list usually pays for the time and effort it takes, and we are glad to step in at that stage.

We also compare the warranty, the HOA budget and any planned amenities against what is already built, and we check how earlier phases in the same community have resold so you can judge long-term value before choosing a lot.

After closing, we remind you before the one year warranty window ends so any remaining items are reported in writing while the builder is still responsible for them.
