Owning a rental from across town or across the country is easier when someone local answers the phone. Our management team handles the full cycle: setting the rent, marketing the home, screening applicants, signing the lease, collecting rent, coordinating repairs and checking on the property through the year. Every home starts with a walkthrough. We recommend the repairs that will help it lease well and prevent calls later, take photos and set a rent range from recent nearby leases. You approve the rent and the repair budget before anything is listed, and we document the condition of the home in detail before the first resident moves in.
Screening follows the same written criteria for every applicant and follows fair housing law every time. Once a lease is signed, rent is collected online and deposited monthly, with a statement that shows income, expenses and any work completed. Invoices and inspection photos are kept in one place so you can look at them whenever you like.
New owners often ask what happens when something goes wrong at night or on a weekend. Residents can reach our team for urgent repairs at any hour, and we keep a short list of vendors who answer after hours for plumbing, electrical and HVAC problems. You get a note the next morning explaining what happened, what was done and what it cost, with photos and the invoice attached.

Onboarding to Monthly Statements
Most homes are ready to lease within two to three weeks of signing a management agreement, and owners hear from us at every step along the way.

Managing in the Lowcountry
Heat, Humidity and Hurricane Season, Planned For
Coastal homes face a climate that is beautiful and demanding in equal measure. Our management calendar is built around it.

Homes here work hard. Summer humidity is tough on HVAC systems, salt air wears on exterior finishes and storm season runs from June through November. We build a maintenance calendar for each home, with HVAC service twice a year, gutter and roof checks before the season and a review of exterior wood and paint every spring.

Before each hurricane season we work through a written checklist for every managed property: shutters or panels, loose outdoor items, drainage, vendor contacts and resident communication. After a significant storm, we check on each home as soon as conditions allow and send owners a short update with photos.

Repairs go to vetted local vendors who know older homes and coastal construction. You set an approval limit in the agreement, and we ask before any work above it. For larger projects we gather more than one quote and explain the options, including when a repair is worth doing now and when it can wait until the home is between leases.

Each year we sit down with every owner to review rent levels, upcoming capital items and whether holding, refinancing or selling makes the most sense. When a sale is the right call, our listing team can take it from there, with the management records already in hand.
