Most sellers come to us with the same two questions: what is the house worth, and what should we do before anyone sees it. We answer both in writing within a week of the first walkthrough. The price range is built from sales within about a mile, adjusted for size, condition, lot and the homes that will compete with yours on the day you list, and every adjustment is shown so you can follow the reasoning.
The repair list comes from the same visit. We rank each item by what it costs and how likely a buyer or inspector is to notice it, so you can decide where a weekend of work pays off and where it is better to price the issue in. Many sellers spend far less than they expected, because the list is short and specific instead of a wish list for a remodel.
Once the plan is agreed, one listing advisor runs it from start to finish. You know who is calling you after every showing, who is negotiating the inspection requests and who is talking to the closing attorney. The rest of the team handles photography, scheduling and paperwork in the background so your advisor stays focused on price and terms.
