Hello.I am Marisol Vance.

Eleven years on this bay, a capped book of clients and a habit of putting the arithmetic on paper before anybody falls in love with a kitchen.

To leave every client better informed than the day we met, and to make a move on this coast feel smaller than it sounds.

What you can count on when we work together

Eight promises. They are the reason the book stays small and the reason most of my work arrives by word of mouth.

I still run every first call myself. If we are not a fit you will know inside twenty minutes, and you will leave the call with two other names worth ringing.

Straight talk

If a house is wrong, you hear it in the room.

Reachable

Evenings count as working hours here.

Capped book

Nobody waits behind a bigger deal.

Discreet

Budget, reasons and timing stay between us.

Numbers first

Every price arrives with the closes behind it.

In writing

Notes and next steps land the same day.

Eleven years

I have walked these streets in both markets.

After the keys

Trades and the first winter list, same number.

The people behind the work

A small team, each with one job, so nothing about your move sits in a queue.

Why clients stay with me

Eleven years on the same coast, a capped book of clients, and a habit of writing everything down.

She read our list twice

We asked for a study and a short school run. She found it.

Built around a real week

No weekend of thirty viewings. A short list you understand, in the order that makes sense for your week.

  • Shortlist inside seven days
  • Notes after every viewing
  • One point of contact, always

The numbers came first

Two pages on the block and the rent history before we signed.

Help with the numbers

Every offer arrives with the arithmetic attached, so the decision is yours and the reasoning is on paper.

  • Market read before the offer
  • Terms checked line by line
  • Close dates you can plan around

Questions I get asked

Three sides of the same market. Pick the one you are on.

Usually within the same week. We talk first for twenty minutes so the first tour is already shaped around your brief rather than the newest listings.

Not for the first conversation. Before we write anything you will want a lender letter, and I can introduce two local brokers who answer their phones on weekends.

You get a written schedule for inspection, appraisal and escrow with the dates you need to act on highlighted, plus a summary call at each milestone.

For buyers already working with me, yes, as far as the ridge and the inland valleys. Beyond that I will refer you to someone who knows the streets better than I do.

You get two names for each, both people I have worked with for years, and you are free to bring your own instead.

Four to six houses across two days, with a written note on each one so the last house does not erase the first.

Wherever the builder allows buyer representation, which on this coast is most of them. The contract review runs the same way.

Book a call and see if we are a good fit

Twenty minutes, no tour and no forms. If another agent suits you better, I will say so.
