How I got here

I sold my first house on this bay at twenty four, for a couple who had been outbid four times and were ready to give up on the coast. We walked six streets instead of sixteen listings, and the seventh house was theirs by the end of the month.

Eleven years later the method has not changed. I keep the book small, write everything down, and treat the arithmetic as part of the service rather than something you work out alone after the viewing.

Built for every side of the move

Buying, selling or holding, the work starts the same way: with the numbers and your calendar.

If you are selling: a coastal interior

If you are selling

Pricing comes from the last eight closes on your street, not a range wide enough to be right twice. Then we prepare the house.

  • Comparable review before we list
  • Preparation list with local trades
  • Offer summary in one page

Why clients stay with me

Eleven years on the same coast, a capped book of clients, and a habit of writing everything down.

Built around a real week

No weekend of thirty viewings. A short list you understand, in the order that makes sense for your week.

Help with the numbers

Every offer arrives with the arithmetic attached, so the decision is yours and the reasoning is on paper.

  • Market read before the offer
  • Terms checked line by line
  • Close dates you can plan around

A simple path to the keys

Three steps, each one short enough to fit around a working week.

1

We talk

Twenty minutes on the phone about the move, the money and the calendar. No tour, no forms and no pressure to list anything on the day.
2

We tour

A short list built around your week, with written notes after each house so the fifth one does not erase the first in your memory.
3

We close

Offer, inspection and escrow handled in writing, with a plain summary at every step until the keys are in your hand on the day.

Listings thin out from November, but the last four winters priced up.

Paint, light and drainage move the offer. A new kitchen rarely does.
