Daniel Vance joined five years later after a decade in property management, and the two of them built the business the slow way: one client, one referral and one neighborhood at a time.
We keep the team small on purpose. Every new listing goes through a weekly pricing review, every buyer works with one agent from the first call to the closing table, and our managing brokers still take calls when an inspection report raises a hard question.
Most of our business today comes from people we have helped before and the friends they send our way. We think that is the only measure that matters, and every habit in the office exists to earn the next referral.

A partner and a rental desk
Daniel Vance joins after a decade in property management and starts the rental and investment side of the business, which still manages homes for some of its first owners.

The foothills and new construction
We add a foothills agent and a new construction lead as buyers move west and builders open communities around the metro area.
2019
The Larkspur Row office
The team moves into its current office in River North, with a training room, a client lounge and space for eighteen agents.

Relocation and video showings
A dedicated relocation lead and live video showings let out-of-state buyers choose a home with confidence before they arrive.

List price recommendations come in writing, with the sales behind them. If a house is priced too high to sell, we say so before it goes on the market, not three weekends later.
Contracts read carefully
Deadlines, contingencies and disclosures go on a shared calendar and are checked by a second person before anything is signed, so nothing important slips while you are packing.

We point out insulation, windows, solar and heating systems on every tour, because the monthly cost of owning a house matters as much as the price you pay for it.
