A steady, hands-off rental with clear monthly reports

Screening, leases, rent collection and repairs you approve, handled by the team that has managed Denver rentals since 2003.

Steady, hands-off management for rental owners

Owning a rental should not mean answering every late-night call. Our property management team handles leasing, screening, rent collection, maintenance and renewals for single-family homes, condos and small multifamily buildings across the metro area.

We screen every applicant against the same written criteria, applied equally, so the process is fair and consistent. Leases follow current local rules, and every move-in and move-out is documented with dated photographs, room by room.

Owners receive a clear monthly statement and an online portal with every invoice and inspection report. For larger repairs we send estimates and wait for your approval; small routine work is handled within a limit you set.

Getting started.

Bringing a property under management

  1. 01

    Review

We visit the property, review its condition and agree on the target rent and any work needed.

  2. 02

    Prepare

License, inspection and make-ready work completed, with dated photographs.

  3. 03

    Lease

Marketing, showings, consistent screening and a lease signed by every leaseholder.

  4. 04

    Manage

Rent, maintenance, inspections and renewals, reported to you every month.

Leasing the home

We price the rent from recent leases nearby, prepare the home with you, and market it with the same photography and floor plans we use for sales. Every applicant is screened with the same written criteria, applied the same way every time, in line with fair housing law.

Rent, repairs and inspections

Rent is collected online and paid to you each month with a clear statement. Maintenance requests come to our office, routine repairs go to trades we have used for years, and anything above your approval limit waits for your call.

We inspect each home at least once a year and send you a short report with photographs, so small problems are fixed before they become expensive ones.

When a lease ends

Before a lease renews we review the rent with you against the current market. When a tenant moves out we handle the move-out inspection, the deposit statement, any turnover work and the next lease, aiming to keep the home empty for as short a time as possible.

Choosing a manager

Whoever you choose, ask how rent is collected and when it reaches you, how repairs are approved, how deposits are handled under Colorado law, and how often the home is inspected. Ask to see a sample monthly statement. We are happy to answer all of those questions in writing, and to give you the names of owners who have been with us for years.

If you already manage your own rental and want help with one part of the work, such as leasing only, we can talk about that too. Many owners start there and move to full management later.

What owners receive each month

Each month owners receive a clear statement showing rent collected, fees, repairs and the balance sent to their account, with every invoice attached. Inspection reports, photographs and lease documents live in the same online portal, so you can review the history of the property at any time without waiting for an email.

Our team handles the routine work that makes a rental steady: answering tenant requests, scheduling trusted local trades, chasing late rent politely and promptly, and planning renewals well before a lease ends. Before every renewal we review the market rent and recommend whether to adjust it. We inspect each property at least once a year and photograph its condition, which helps you plan larger projects and makes move-out conversations simple and fair. When something urgent happens, such as a burst pipe or a heating failure, our on-call line responds and you are informed the same day with the facts and the cost.

If you decide to sell a managed property, our listing team can coordinate the timing around the lease, which often avoids a vacant month and keeps income flowing until closing.

Where the details matter

Property management: screening that is fair and consistent

Screening that is fair and consistent

Written criteria for income, rental history and credit are published before we accept applications and applied the same way to everyone. Consistency protects you, and it treats every applicant with respect.

Owners get one property manager by name, a monthly statement and a year-end summary for their accountant. Repairs above a limit you set always wait for your approval.

Property management: maintenance with a paper trail

Maintenance with a paper trail

Every repair request is logged, assigned and closed with notes and photos. When a tenant moves out, that history makes the deposit conversation simple and fair.

At move-in and move-out we take dated photographs of every room, which keeps deposit decisions clear and fair to everyone involved.
