Pricing a home in a shifting market: a calm checklist

When the market changes month to month, the comparable sales from last spring stop telling the whole story. Here is how we set a list price now.

The short answer.

Price from the most recent closed and pending sales, weigh what is competing with you today, and plan your first two weeks on the market in advance. A price that draws showings early is usually worth more than a reduction later.

Look forward as well as back

Closed sales are history; they tell you what buyers paid one to three months ago. Pending sales and current competition tell you what buyers are deciding right now. We weigh all three, and we walk the competing homes so the comparison is real, not just a spreadsheet.

  1. Pull closed sales from the last ninety days.
  2. Add pending sales and active competition.
  3. Walk the closest competing homes in person.
  4. Set the price and the first two-week plan together.
  5. Review feedback and showing counts every few days.
