Leasing the home
We price the rent from recent leases nearby, prepare the home with you, and market it with the same photography and floor plans we use for sales. Every applicant is screened with the same written criteria, applied the same way every time, in line with fair housing law.
Rent, repairs and inspections
Rent is collected online and paid to you each month with a clear statement. Maintenance requests come to our office, routine repairs go to trades we have used for years, and anything above your approval limit waits for your call.
We inspect each home at least once a year and send you a short report with photographs, so small problems are fixed before they become expensive ones.
When a lease ends
Before a lease renews we review the rent with you against the current market. When a tenant moves out we handle the move-out inspection, the deposit statement, any turnover work and the next lease, aiming to keep the home empty for as short a time as possible.
Choosing a manager
Whoever you choose, ask how rent is collected and when it reaches you, how repairs are approved, how deposits are handled under Colorado law, and how often the home is inspected. Ask to see a sample monthly statement. We are happy to answer all of those questions in writing, and to give you the names of owners who have been with us for years.
If you already manage your own rental and want help with one part of the work, such as leasing only, we can talk about that too. Many owners start there and move to full management later.

Our team handles the routine work that makes a rental steady: answering tenant requests, scheduling trusted local trades, chasing late rent politely and promptly, and planning renewals well before a lease ends. Before every renewal we review the market rent and recommend whether to adjust it. We inspect each property at least once a year and photograph its condition, which helps you plan larger projects and makes move-out conversations simple and fair. When something urgent happens, such as a burst pipe or a heating failure, our on-call line responds and you are informed the same day with the facts and the cost.
If you decide to sell a managed property, our listing team can coordinate the timing around the lease, which often avoids a vacant month and keeps income flowing until closing.
