Fresh paint in neutral tones, brighter bulbs, a tidy garden and a deep clean almost always help a home show well. Large remodels rarely return their full cost before a sale, so we steer clients away from them unless something is truly broken.
We give you a short, prioritised list: what to fix, what to clean, and what to leave alone. Most sellers spend less than they expected, and the money goes where buyers will notice it.

Our photographs are bright and honest, and every listing has a floor plan. Buyers who arrive at a showing knowing the layout and seeing what they expected are far more likely to write an offer.

Every sale starts with a walk-through and a written price opinion. We pull the homes that sold near you in the last six months, adjust for size, condition, lot and updates, and show you the range we think buyers will pay along with the sales behind it. The valuation is free and carries no obligation to list with us.
If the number is lower than you hoped, we say so in writing and explain why. It is far easier to plan around an honest figure in March than to chase the market with price cuts in June.
Timing the launch
Denver sells year round, but the best weeks for your home depend on its type, its neighborhood and what else is coming to market nearby. We look at active listings and pending sales around you and suggest a launch date, then work backward to schedule repairs, cleaning and photography.
If you are buying your next home at the same time, we plan both calendars together so you are not paying for two houses or moving twice.
Negotiating the contract
When offers arrive we put them side by side in one table: price, loan type, appraisal coverage, inspection terms and closing date. The strongest offer is the one most likely to close on the terms written, and we help you see which that is before you sign.
After acceptance we manage the inspection response, the appraisal and the title work, and we keep you updated every week until the funds are wired.
Living in the home while it is for sale
Most of our sellers stay in the house until closing. We schedule showings in blocks so you are not leaving for an hour every afternoon, send a short checklist for the morning of each showing, and share feedback the same evening. If you have pets or work from home, we plan around both, and we never let a buyer in without an agent present.
What happens in the first two weeks
The first ten to fourteen days on the market decide most sales. We schedule photography for the best light, publish the video walk-through and floor plan together, and open the home for private showings before any public open house. Feedback from every showing is collected the same day and shared with you, along with the number of saved searches and inquiries the listing is drawing.
If offers arrive, we set a clear review time so every buyer has a fair chance, then prepare a side-by-side comparison of price, financing, contingencies and timing. If the home is quieter than planned, we already have an agreed next step, whether that is a small price adjustment, a change to the photos or a weekend open house. Either way you always know why we are recommending a move and what it is likely to achieve. Once under contract we manage inspection requests, appraisal and title, and keep you informed until the funds are wired at closing.
