Property & Real Estate at Sterling Amos

Property Advice From Contract To Closing Day

Buying, selling or leasing property involves documents that are long, dense and full of dates. We review purchase contracts, title reports, leases and closing statements for individuals and small landlords, and flag anything that could cost money later.

When a deal goes sideways, from a failed inspection to a dispute with a neighbour over a fence line, we help sort out the options before tempers set the agenda. A calm letter often settles what an angry conversation could not.

How We Approach It

Send us the contract or lease with your deadlines. We confirm the key dates in writing, review the title and survey, and give you a short list of questions to raise with the other side.

When To Call Us

Call before signing a purchase agreement, before the due diligence period ends, or as soon as a tenant or landlord dispute starts. Most real estate rights expire quietly if no one acts in time.

Landlords also call us to update lease templates each year. A current template avoids clauses that no longer match Georgia law or local ordinances.

Real estate problems tend to surface at the worst possible moment: a lender deadline, a moving truck already booked, a tenant who has stopped paying. We keep files moving by confirming every date in writing, calling title companies and lenders directly, and telling you plainly which issues can wait until after closing and which cannot. For landlords, we also review notices and lease renewals before they go out, so a small drafting mistake does not become a long dispute. Every file closes with a short letter listing the recorded documents and where the originals are kept. If a question comes up years later, that letter is usually the fastest way to find the answer.
