Elena Marchetti spent her first career in commercial lending, reading appraisals and loan files for a regional bank. She moved into residential sales after helping her parents sell their Palma Ceia house and realizing how little the paperwork explained to the people living through it. In 2009 she opened Vestra with two other agents and a single rule: every seller gets a written pricing memo before a sign goes in the yard.
That memo is still how she works. Before a listing appointment she walks the street, pulls the closed sales within a half mile and checks the flood zone, roof age and permit history, then sits down with the owner to explain the number and the range around it. Her sellers know which repairs will pay for themselves and which will not, and they know what the first two weeks on the market should look like.
Elena handles many of the brokerage's waterfront and estate sales, where timing, inspections and insurance questions need a calm hand. When she is not with clients she mentors the newer agents, reviews every contract that leaves the office, and walks the Bayshore balustrade most mornings before the heat arrives.
