How to price a Tampa home when the market is shifting

The short answer

Start with homes like yours that have closed nearby in the last six months, adjust honestly for size, condition and lot, and list inside the range those sales support. In a shifting market, buyers anchor on recent closed prices, not on what a neighbor asked or what the market did two years ago.

Sellers often ask us for one number. What we give them is a range with reasons. A pricing memo lists every comparable we used and explains each adjustment, so the owner can see why a renovated kitchen adds value and a roof near the end of its life takes it away.

Why recent closed sales matter most

An asking price is a hope; a closed price is a fact that an appraiser will also use. When rates or insurance costs move, the gap between the two widens, and listings priced from asking prices sit. We weight sales from the last three months most heavily and look at pending sales for direction.
