Every month we work with people moving to Tampa Bay for a new job, a return home or simply more sunshine. Most of them start with the same problem: a map full of names that mean nothing yet, and a few weeks to decide where to live.
We start by narrowing the map. Tell us where you will work, how you like to spend weekends, the size of home you need and your budget, and we will suggest three or four areas worth a closer look, with the trade-offs of each in writing. Then we tour homes on live video, send recorded walkthroughs and drive the commute at rush hour so you know what it really takes.
When you fly in, the weekend is planned around the homes and streets most likely to work. Many of our relocation clients write an offer on that trip; others buy from home after a second round of video tours.

Comparing areas from a distance
From another state, Tampa Bay can look like one city. In practice, a few miles can change the commute, the age of the homes, the flood zone, the insurance cost and the pace of the neighborhood. Bridges and interstates shape daily life here more than distance on a map suggests.
We compare areas on the things you tell us matter: the drive to work at the hours you will make it, the kind of home you want, walkability, water access, new construction or established streets, and the monthly cost once taxes and insurance are added.
You get a short written comparison of three or four areas with the trade-offs of each, plus video drives of the streets that fit best. Most clients narrow the field to one or two areas before they ever board a plane.

Timing a sale back home with a purchase here
Many people moving to Tampa Bay are also selling a home somewhere else, and the two sales rarely line up on their own. Your lender can tell you whether you need the proceeds of one sale to buy the other, and that answer shapes the whole plan.
If you need to sell first, we look for homes where the seller can be flexible on the closing date, or plan a short rental while you search. If you can buy first, we can move faster here and leave the sale back home to finish on its own schedule. Some clients use a short leaseback, renting their old home from its buyer for a few weeks, to bridge the gap.
If you do not yet have an agent where you live now, we can introduce one through our referral network, and the two agents will keep each other informed about dates. You make the decisions; we make sure both sides of the move are pointing at the same calendar.

Your first months in a Florida home
A few tasks are worth putting on the list as soon as you close. If the home is your main residence, ask the county property appraiser about the homestead exemption and its filing deadline. Update your driver license and vehicle registration, and review your insurance policies once you have settled in.
Florida summers bring heavy afternoon storms, and the hurricane season runs from June through November. Learn where your shutters or impact protection are, keep a short supply list, and note your evacuation zone, which the county publishes online.
