A Note on Patience

Short answer

Touring two or three homes that are not quite right sharpens your sense of price and layout. Buyers who do it write stronger, calmer offers on the one they want.

Buyers in a hurry sometimes ask us to skip the homes that are clearly not right. We understand the instinct, but we often suggest seeing two or three of them anyway, early in the search.

Touring a house that is slightly too small, slightly too far, or slightly overpriced gives you a reference point. When the right one appears, you will know what it is worth to you, and you can write an offer with a steady hand instead of a racing pulse.

How we pace a search

  1. Week one. A broad tour of four to six homes across two or three areas.
  2. Week two. A narrower list, with second visits at different times of day.
  3. Week three. Offer preparation, with comparable sales and a clear walk-away number.

Some buyers find the right home on the first day. If that happens to you, we will tell you so and help you move quickly. Patience is not about waiting for its own sake; it is about making sure the decision is yours.
