Our management team looks after rental homes and condos across Scottsdale, Tempe and north Phoenix. We market vacancies, screen applicants against written criteria that apply equally to everyone, prepare leases that follow Arizona landlord and tenant law, and collect rent online.

Maintenance requests go to vetted local trades, with owner approval required above a limit you set. Each month you receive a short report: rent received, expenses paid, work completed and anything we think you should know. Pool service, pest control and summer cooling checks are scheduled before they become emergencies.

Fewer surprises, plainly reported

Most owners who come to us have had one of two experiences: managing a rental themselves and finding it took far more time than expected, or hiring a manager and hearing from them only when something went wrong. We set out to be the opposite of both. You hear from us on the fifth of every month whether or not anything happened, and the report takes five minutes to read.

Day to day, we market and show vacancies, screen applicants against written criteria applied the same way to everyone, prepare Arizona-compliant leases, collect rent online and follow up promptly when it is late. Maintenance requests go to vetted local trades, and you set the dollar limit above which nothing happens without your approval.

Desert homes need a calendar of their own. We schedule cooling service before summer, pool care through the year, pest control and a routine inspection with photos. Most of the emergencies we see elsewhere started as a small item someone skipped in April.

Owners can see everything online: statements, invoices, leases, inspection photos and the history of every work order. When something does need a decision, we send the facts and two or three options with costs, so you can answer from your phone in a minute rather than arrange a call.

One report, five minutes.

Income, expenses, open work orders and upcoming lease dates arrive on the fifth of each month. Owners tell us it is the only property email they never skip.

The seasons we plan around

    Spring checks

    Cooling systems are serviced in March and April before the first hot week, and filters are changed on a schedule. A failed unit in July costs more and takes longer to replace. We change filters on the same schedule in every home we manage.

    Monsoon season

    Summer storms bring wind, dust and sudden rain. We check roofs, gutters, drainage and trees ahead of the season and inspect after major storms. Residents get a short storm checklist each June.

    Lease timing

    We set lease end dates in spring or fall where possible, when more people are looking, so vacancies are shorter and rent stays closer to market. Renewal offers go out sixty days ahead, with a rent recommendation and the reasoning behind it.

From weekend calls to a monthly email

An owner who had moved to Colorado was managing two Scottsdale rentals from out of state. Repair calls came at odd hours, one lease had lapsed into month-to-month and the cooling system in the older house had not been serviced in years. We took over both homes in the same month.

We serviced both cooling systems, renewed the lapsed lease at market rent on a twelve-month term and replaced a leaking water heater before it failed. Since then his involvement has been the monthly report and two approvals for repairs above his limit. He now reads one email a month and approves the occasional repair from his phone, which is how he says owning a rental should feel.

When he decided to sell the older house two years later, our sales team already had its full maintenance history, receipts and inspection photos. The listing went live with the records attached, and buyers made fewer requests at inspection as a result.

Costs and timing

What management with us involves

What it costs

We charge a monthly management fee and a leasing fee when we place a new resident, both set out in writing before you sign. There are no markups on maintenance invoices; you pay what the trade charges, and you see the invoice. Setup is free for homes that are ready to rent, and we tell you up front if a property needs work before we can market it. If you ever decide to move on, we hand over every lease, record and key within a week.

How long it takes

Taking over a home usually takes one to two weeks: we collect keys, leases and records, inspect with photos and introduce ourselves to the resident. A vacant, rent-ready home is typically marketed within a few days, and most are leased within three to five weeks, depending on season and price.

Management questions

  • We charge a monthly management fee and a leasing fee when we place a new resident. Both are set out in writing before you sign, and there are no hidden markups on maintenance.

  • We use written criteria covering income, rental history and background checks, and we apply them the same way to every applicant in line with fair housing law.

  • You set an approval limit. Anything above it waits for your OK unless it is an emergency that threatens the property or a resident.

  • Yes. Owners have a portal with statements, invoices, leases and inspection photos.

  • No. We focus on leases of six months or longer.

  • Yes. We handle the handover, including deposits, leases, keys and records, and we introduce ourselves to the resident so the change is smooth.

  • We follow up promptly and in writing, offer a payment plan where appropriate, and follow Arizona law if the matter has to go further. You are informed at every step.

  • At move-in and move-out with full photos, and with a routine visit during the lease. Owners receive the photos and our notes in the monthly report, along with anything we recommend fixing before it grows.
