An upgrade list cut by a third
First-time buyers registered with us before visiting a new community in north Scottsdale. Their first design studio appointment produced an upgrade list that added almost a fifth to the base price. We went through it line by line against what similar features sell for in resale homes nearby.
They kept the structural options that are hard to add later, an extended covered patio and plumbing for a future outdoor kitchen, and dropped lighting and flooring upgrades they could do after closing for less. The pre-drywall inspection caught missing insulation in two exterior walls, fixed before the drywall went up.
At the final walkthrough the punch list ran to twenty-three items, all finished before closing. Eleven months later we sent the warranty checklist, and the builder fixed a drainage issue in the side yard at no cost.
