The first two weeks on the market decide most sales. We spend the time before listing getting three things right: a price range supported by recent closed sales, a short list of fixes and staging moves that return more than they cost, and a launch schedule that lines up photos, floor plans, video and the first open house.

Claire reviews every pricing recommendation personally, and you get the full comparable sales sheet, not a single number. Once offers arrive we lay them side by side, net of credits, contingencies and closing dates, so you can choose the strongest one rather than the loudest one.

The first two weeks

Why the launch matters more than the listing date

Most of the attention a home will ever get arrives in its first ten to fourteen days on the market. Buyers who have been watching the area see it at once, agents book their best clients in, and saved-search alerts go out. A home that launches with the right price, clean photos and a measured floor plan uses that window. A home that launches unready spends the next month explaining itself.

So we work backward from launch day. Two to three weeks before, we walk the house with you and agree on a short list of repairs and staging moves that are likely to return more than they cost. A week before, we photograph, measure and film everything in one visit. In launch week we set the final price from the newest closed sales, open to agents first and hold the first public open house on the weekend.

Once showings start you get a short written update every few days: how many showings, what buyers said and how the home compares with the competition that week. When offers arrive we lay them out side by side, net of credits, contingencies and closing dates, so you can choose on facts.

After closing we send you a short summary: the final price against our original range, the days on market, what buyers said and what we would do differently next time. Sellers rarely ask for it. Most keep it, and several have used it years later when they sold again.

Priced in a range they did not want to hear

The owners of a 1970s ranch near Old Town expected a number well above what recent sales supported. We showed them every comparable and every adjustment, then suggested a range and a three-week plan: fresh exterior trim paint, landscape cleanup, two rooms staged from our furniture library and a launch on a Thursday.

The home had fourteen showings in its first weekend and two offers by Monday. They accepted the stronger of the two, which was not the highest price but had a larger deposit, a shorter inspection period and no appraisal gap. It closed on schedule four weeks later at the top of our range.

What they remembered most was not the price but the calm. They knew the showing count every evening, saw every offer net of credits, and never had to guess what the next step was.

What it costs

Our listing fee is set in writing before anything happens and is paid from the sale proceeds at closing. It covers photography, the measured floor plan, video, staging consultation and launch marketing. Repairs and any staging rental beyond our own furniture library are quoted separately, and you approve each one before it is booked.

How long it takes

Preparation usually takes two to four weeks, depending on the repair list. Well-priced homes in most price bands go under contract within the first few weekends, and escrow then runs about thirty to forty-five days. We give you a dated launch plan at the first walkthrough so you can arrange the move around it.

Selling questions

  • Our listing fee is set in writing before anything happens, and it covers photography, floor plans, video, staging consultation and marketing. Fees are negotiable and are paid from the sale proceeds at closing.

  • We start from closed sales nearby in the last six months, adjust for size, lot, pool, condition and orientation, and present a range. You choose the final number with the full sheet in front of you.

  • Rarely. Paint, lighting, landscaping touch-ups and repairs that would show up on an inspection usually return the most. We will tell you plainly when a bigger project is not worth it.

  • Yes, most sellers do. We schedule showings in blocks, give at least two hours notice, and leave a short checklist for quick resets.

  • We send the appraiser our comparable sales sheet in advance, which helps. If it still comes in short, we lay out the options: a reconsideration request, a price adjustment, or the buyer covering the gap.

  • It depends on your finances and the market. We lay out the options, including sale contingencies, bridge financing and rent-back agreements, and help you choose the one that fits.
