We start with how you want to live: commute, lot size, single story or two, and how much renovation you would take on. Then we narrow the search and only book tours that fit.

What a good search looks like here

Austin has distinct pockets, and the same budget buys very different homes depending on the side of town. West of MoPac you trade lot size for hills and shade; east and north you often get newer construction and more square footage for the money. Before we tour anything, we sketch your week on a map: where you drive, where you walk, what you want within ten minutes of the front door. That map usually rules out half the city and saves weekends of touring.

Next we look at the house itself. Single-story plans are in short supply and price at a premium, so we flag them early. Lot orientation matters more than most buyers expect, because a west-facing back yard in August is a hard place to sit. We bring the same questions to every showing: how old are the roof and the mechanical systems, what do the utility bills look like, and what has the seller already fixed. You leave each tour with notes rather than a blur of kitchens.

When you find the one, we write an offer built on recent sales nearby, not on the list price alone. In a balanced market that usually means a clean offer with a sensible option period; in a busy one it may mean a shorter option period or flexibility on the closing date. We talk through every term, including the ones that cost nothing but matter to a seller, such as a leaseback or a firm timeline.

After acceptance, the calendar takes over. Option period, appraisal, loan approval and title work each have their own deadline, and missing one can cost earnest money. Your advisor tracks every date, nudges every party and tells you exactly what you need to sign and when. Most buyers tell us the quiet part of the process was the part they valued most.

Closing day itself is short: a signing appointment at the title office, a final review of the settlement statement and keys in hand once the lender funds. We walk the house with you one last time beforehand to confirm agreed repairs are done and nothing has changed since the option period. Thirty days later we call to see how the move went and to answer the questions that only show up once you live in a house, from irrigation timers to who to call about a sticky door.
