How we look at an investment home
An investment property should make sense on paper before it makes sense on a tour. For every home you consider, we prepare a rent comparison from recent leases nearby and a line-by-line estimate of costs: taxes, insurance, HOA dues, maintenance reserves, turnover costs and a vacancy allowance. We do not project returns; we give you the inputs so you and your financial advisor can judge the deal.
Our own townhomes and smaller plans are built with landlords in mind, even though most are bought by owner-occupants. Durable porcelain floors, quartz counters, metal roofs and low-water landscaping mean less work between tenants. Sealed envelopes and efficient heat pumps keep utility bills steady, which helps tenants renew.
We also help investors buy resale homes across the area. Older homes can offer better entry prices but bigger capital needs, so we flag roofs, foundations, windows and mechanical systems early and build those costs into the estimate. If a property needs work before it can be leased, we can introduce contractors and give a realistic timeline.
Community rules matter too. Some HOAs limit leasing or set minimum lease terms, and a few restrict short-term rentals entirely. We share the governing documents before you write an offer so there are no surprises after closing. When you are ready to sell, our brokerage can list the property and coordinate showings around your tenants.
Timing matters for investors as much as price. New homes in our communities are released in phases, and the first homes in a phase often price below later ones, so we let interested investors know when a release is coming. On resale homes, we watch for listings that have sat longer than similar properties nearby, where a seller may be more open to terms. We also keep a simple record of past rents and expenses for homes our clients have bought, which helps sharpen estimates on similar properties. None of this promises an outcome, but it gives you better information than a list price and a hopeful rent figure. Your advisor will tell you plainly when a deal does not add up, and we would rather lose a sale than sell you a property that only works on optimistic numbers.
When you are ready to move ahead, the purchase itself follows the same steps as any other: an offer based on recent sales, an option period with an independent inspection, and an appraisal and loan approval if you are financing. We keep your rent and expense worksheet updated with the inspection findings and final numbers so the decision you make at closing rests on current figures, not the ones from your first tour.
