Selling a home is part pricing, part preparation and part timing. We start with a walk-through and a written pricing review based on recent nearby sales and current competition, then agree on a short list of preparation tasks that are worth the money and skip the ones that are not.

When the home is ready, it launches with professional photography, a floor plan and a clear description. You get a weekly report with showings, feedback and how buyers are responding.

How we prepare a home for sale

Every listing starts with a walk-through. We look at the house the way a buyer's inspector will: roof, foundation, windows, mechanical systems and any water staining. Fixing a visible problem before launch almost always costs less than the discount a buyer will ask for after inspection. We give you a written list, ranked by likely return, with rough costs and the names of local trades who can do the work quickly.

Then we look at presentation. Most homes need less than owners fear: a deep clean, fresh paint in one or two rooms, edited furniture and good light. We do not push full staging unless the house is vacant or the layout is hard to read in photos. For vacant homes we can arrange a light staging package for the main rooms only.

Pricing comes next, and it is a range rather than a single number. We show you the recent sales that matter, the active listings you will compete with and how long similar homes have taken to sell. Together we choose a launch price and agree in advance what we will do if showings are slow, so nobody makes that decision under pressure.

Launch day is planned to the hour: photography and a measured floor plan are finished, the description is written, showing windows are set and the yard is tidy. After that you get a weekly report with showings, buyer feedback and online interest, plus a call from your advisor to talk through what it means. When offers arrive, we lay them out side by side, including terms that are easy to miss, such as financing type, option days and closing dates.

Once you accept an offer, the work shifts to keeping the sale together. We schedule the buyer's inspection and appraisal, review any repair requests with you and suggest fair responses, and keep the lender and title company moving. If the appraisal comes in low, we bring the comparable sales that support your price and talk through the options before anyone commits. You always know what is happening that week, what we are waiting on and what, if anything, you need to do. Most sellers say the steadiest part of the process was the stretch between contract and closing, which is exactly where we spend the most effort. If you are also buying with us, we line up both closings so you only move once.
