From contract to keys, step by step
Buying a new home with us starts with choosing a lot and a plan, either in one of our communities or on land you already own. Before you sign, you receive the plan set, the specification sheet, the allowance list and a written schedule. If anything on those documents is unclear, we explain it in plain language and put the answer in writing.
Within three weeks of contract you spend an afternoon at our design studio choosing finishes. Each selection is priced on the spot, and anything above an allowance is added to a written change order so the final number is never a surprise. Most buyers finish in one visit; complex homes sometimes need a second session.
Construction follows a steady rhythm. Site work and the foundation come first, then framing and the roof, then rough plumbing, electrical and mechanical. Before insulation and drywall go in, you walk the house with your construction lead to confirm outlets, blocking for televisions and shelving, and any small changes. That walk is the best time to ask questions, because everything is still visible.
As the house closes in, an independent energy rater tests the envelope, and our crews finish trim, cabinets, counters and fixtures. Two weeks before closing you complete a detailed final walk and receive a written punch list with completion dates. At closing you get keys, warranty documents and a binder with paint colors, appliance manuals and maintenance schedules. Your one-year workmanship check-in is already on the calendar.
Every new home also comes with a clear service plan after closing. In the first year, a workmanship warranty covers items such as drywall cracks, trim gaps and door adjustments; we schedule a walk at month two and month eleven to catch anything that appears as the house settles through its first seasons. Systems such as plumbing, electrical and heating carry a two-year warranty, and the structure carries ten years through an outside administrator. Service requests go through a simple online form or a phone call, and you get a scheduled visit rather than a vague promise. Keeping the same construction lead from start to finish means the person who answers the call already knows your house.
